These are observed land price offerings. This table has the most recently observed offering price at the top. This data IS NOT a record of land sales, only the available sell price.
By definition the land prices available are always over priced. Because of the frictionless transaction nature of resident to resident land transactions any parcel that is appropriately priced will sell very rapidly.
Linden Labs began offering a comprehensive look at metrics in December 2006 and updated that with a spreadsheet (http://blog.secondlife.com/2007/02/09/state-of-the-virtual-world-%e2%80%93-key-metrics-january-2007/) on February 8th 2007.
